Project Objectives / Challenges

Project Objectives / Challenges

  • This large-scale Illinois cold storage facility had to meet strict thermal performance requirements across a 117,683-square-foot footprint while staying on an aggressive, evolving construction schedule. The contractor needed a high-performance insulated panel system that could support a modern refrigerated facility and keep the enclosure moving even as bid timelines and award milestones continued to shift.
    • The project involved a large-scale cold storage facility for food distribution in Illinois, where timing, coordination, and installation efficiency were critical from day one. The team needed an insulated panel system that could handle strict thermal requirements while also supporting an aggressive facility rollout schedule.
    • Aligning production and delivery with the contractor’s construction schedule was a central challenge. The job was competitively bid, timelines continued to evolve through the award process, and flexibility from both the manufacturing and logistics sides was essential to keep the project on track.
    • The client also needed a durable, energy-efficient envelope built for a modern cold storage environment. Temperature consistency, moisture resistance, rapid enclosure, and coordinated on-site material staging all had to come together to enable the contractor to maintain momentum throughout the broader construction schedule.

The PermaTherm Solution

The PermaTherm Solution

  • PermaCore PHF43 Light Mesa in Polar White was the right fit for this build. The Poly ISO insulated core, all-in-one panel design, and close project support from the PermaTherm team gave the contractor a single solution covering thermal performance, moisture protection, and schedule pressure.
    • PermaCore PHF43 Light Mesa was selected for its Poly ISO insulated core, which delivered the high R-value thermal performance and energy efficiency a modern cold storage facility demands. Strong thermal performance helped maintain temperature consistency and minimize heat transfer throughout the conditioned space.
    • The integrated panel design provided a moisture-resistant, durable envelope built for the demands of refrigerated food distribution. The all-in-one insulated panel system simplified the wall assembly compared to traditional multi-component construction, improving both long-term performance and installation efficiency.
    • Installation efficiency was a major win. The PermaCore PHF43 panels arrived pre-insulated and engineered for rapid installation, allowing the contractor to reduce field labor and accelerate the building enclosure compared to traditional wall systems that require separate insulation steps. PermaTherm also coordinated shipment timing in phases that matched installation sequencing and available on-site staging. Throughout the process, we proactively coordinated production capacity and shipping schedules to support an accelerated timeline.

Results/Outcome

Results/Outcome

  • The finished envelope delivered the performance and pace the project required. Production wrapped up in late 2024, first shipments arrived on site in January 2025, and the facility came together as a durable, thermally efficient cold storage build positioned for long-term operation.
    • Following final approvals and payment processing, production was completed in late 2024, and the first shipments were delivered in January 2025. Coordinated delivery sequencing allowed the contractor to begin receiving panels quickly and keep the installation schedule on pace through facility completion in February 2025.
    • The PermaCore PHF43 Light Mesa system delivered a durable, thermally efficient building envelope, specifically designed for large-scale cold storage operations. The streamlined panel installation process reduced construction complexity and supported efficient project execution during a time-sensitive build.
    • The project reinforced PermaTherm’s ability to support large cold storage and food distribution applications with responsive service, dependable production capacity, and high-performance insulated panel systems at scale.
